Two Long Island Suburbs Rank Among 50 Wealthiest in America

LONG ISLAND, NY — Two Long Island communities have been named among the 50 wealthiest suburbs in the nation, according to a newly released 2025 report from GoBankingRates.

The financial analysis, which used data from the U.S. Census Bureau, Bureau of Labor Statistics, and Zillow, ranked suburbs based on average household income and typical home values. Garden City in Nassau County and Dix Hills in Suffolk County both earned spots on the elite list.

  • Garden City ranked No. 37, with an average household income of $279,539 and median home value of $1,196,407. Known for its historic homes, manicured lawns, and top-tier schools, Garden City has long been considered one of Long Island’s most desirable and affluent communities.
  • Dix Hills came in at No. 46, boasting an average income of $262,723 and home values just under $1 million. Situated within the Half Hollow Hills School District, Dix Hills is celebrated for its spacious properties, suburban tranquility, and accessibility to both beaches and city life.

The only other New York suburbs to make the top 10 nationwide were Scarsdale (No. 1) and Rye (No. 2), both in Westchester County.

New York suburbs, especially those within commuting distance to Manhattan, continue to dominate national income charts. The report highlights a broader trend of economic prosperity clustering in suburban areas with strong school systems, luxury housing, and easy access to metropolitan hubs.

California led the nation with the most entries, while Texas and New York followed closely behind.

With rising housing costs and a shift toward suburban living post-pandemic, wealth continues to concentrate in select zip codes—often pricing out middle-income families.

Real estate professionals say the recognition could bring even more attention—and competition—to already competitive markets like Garden City and Dix Hills.

“These communities combine old-world charm with modern amenities, making them highly sought-after,” said a local broker. “They’ve always been magnets for professionals, but now they’re national standouts.”
